sites Compensation: $100,000-$120,000 Role Overview The MEP Project
Manager is responsible for driving and managing project-based sales
opportunities across mechanical, electrical, and plumbing (MEP)
scopes, with a focus on new construction, design-build projects,
and turnaround/tenant improvement work. This role blends front-end
project sales and client development with hands-on project
leadership, ensuring projects are sold, planned, and executed in a
manner that delivers customer satisfaction and meets or exceeds
targeted profitability. This role requires close coordination with
estimating, operations, engineering, and field leadership to ensure
seamless transition from awarded work through project closeout. Key
Responsibilities Project Sales & Client Development Lead
project-based sales efforts for MEP construction, design-build, and
tenant improvement projects. Develop and maintain relationships
with owners, developers, general contractors, facility managers,
and design partners. Participate in preconstruction discussions,
scope development, and early-stage project planning. Support
pursuit strategies, bid reviews, and proposal alignment with
estimating teams. Represent the company in client meetings, project
interviews, and site walks. Project Planning & Execution Conduct
project kickoff and “head start” meetings with estimators to
acquire all relevant project information. Review project proposals,
drawings, and contracts to determine scope, schedule, staffing
requirements, and budget constraints. Finalize work order budgets
and ensure alignment with original estimates. Schedule and
facilitate turnover meetings for each awarded project. Review
contracts for execution approval, with attention to scope, schedule
requirements, and liquidated damages. Perform equipment buyouts and
oversee procurement of all project equipment and materials. Write
and manage subcontracts for scopes such as controls, insulation,
balancing, and water treatment as required. Coordinate preparation
and submission of RFIs to clarify scope gaps or conflicts. Prepare,
price, and submit all change orders in coordination with operations
and estimating. Oversee the procurement, assembly, and approval of
submittals in conjunction with the Project Coordinator. Financial
Management & Reporting Prepare monthly work-in-progress
projections. Develop and manage schedules of values for each
project, coordinating with superintendents and foremen to
accurately project labor and material through billing cycles.
Monitor project costs, labor productivity, and material usage to
ensure financial performance meets targets. Support accurate and
timely project billing. Project Closeout & Retention Manage project
closeout activities, ensuring all documentation, vendor closeouts,
and subcontractor requirements are completed in advance of project
completion. Track and resolve punch list items promptly and
document completion. Confirm startup, balancing, owner training,
and commissioning activities are completed. Submit retention
billing requests upon completion of closeout milestones. Verify
completion dates and document delays outside of company control
during closeout. Qualifications Bachelor’s degree from a four-year
college or university, or equivalent combination of education and
experience. Four to six years of related experience in MEP project
sales, project management, or construction leadership. HVAC and/or
mechanical project experience required; exposure to electrical and
plumbing scopes strongly preferred. Experience supporting new
construction, design-build, and tenant improvement projects. Strong
understanding of MEP systems, construction contracts, and project
financial controls. Ability to manage multiple projects and sales
pursuits simultaneously. Strong communication, organizational, and
client-facing skills. Willingness to travel regionally to project
